Villa Natura: Object description
Due to the architectural characteristics, green roofs, advanced technology, heating, built-in natural materials and the location in the forest, we have chosen to name our villas Ville Natura.
The advantages of our offering is that we include our buyers in the choice of the finishing details; such as choice of flooring and wall finishes, ceramics, lighting, choice of colours around the villa and of furniture.
Technology
The pinnacle of today’s technology is the use of the sun and the earth for heating and cooling.
Solar systems and heat lifters (there is a possibility to build in voltage photo cells to gain electricity to fuel the above mentioned systemts). This system is not only wholly ecological, it is also 100% autonomous, and therefore secures all the needed energy for the house.
Luxury
On 400 m2 BRP 4 bedrooms are placed, each with its own bathroom and wardrobe, the rooms are spacious, each 30-35 m2. Each kitchen, hall and livingroom area stretch to ca. 100 m2.
Ville Natura are equipped with an exterior hot tub, Jacuzzi, sauna, fitness, wine cellar, exterior kitchen, barbeque, porch, terrace, sun spots and grassland.

The pinnacle of our offering alongside all of the above, such as ARCHITECTURE, TECHNOLOGY, EQUIPMENT, manifests itself with the attractive location of the villas. They are situated 350-400m above the sea, with a distance of 1500m in air distance. This provides a beautiful panoramic view of the Kvarner-bay, islands Krk and Cres, the Gorski kotar region, Velebit and the mountain Učka. Especially impressive is the viw of the old city Veprinas and the church holy Marko.
There is access to an asphalt road that ends at the location, so there is no transit traffic. The distance from the highway Zagreb-Pula is only 2000m. They are close enough for a quick exit to all the main transport direction (RI-ZG-Istra-Italy-Austria) and still they are distant enough to be isolated from the noise, traffic roads and cities. Opatija is only 5km away or a 10minute car ride; Rijeka is 15km or 20 minute car ride away and the Yacht marina Ičići 8km and 15minutes away with the car.
They are surrounded with untouched nature and the green girdle of the nature park Učka. It is also worth pointing out that the possibilities of building more in the area is prohibited in the immediate surroundings. All of the above ensures a top level experience in the villas. They present a unique privacy and contact with untouched nature with an incredible view of the siea and the islands that stretch up to 200km in distance.
Climatic characteristics
UNIQUE CONNECTION BETWEEN THE SEA AND THE MOUNTAINS
It is well known that Opatija became a tourist destination even 160 years ago.
As such it is known from the Austro-Hungarian emperors and the elite from the time, especially known for its health tourism. Opatijska Slatina which is probably among the first, if not the first place in the Mediterranean that gained the status of a health institution (known today as wellness), due to the specific daily exchange of air flow. The air at sunrise flows from the sea to the mainland, and at sundown from the shore to the sea. This exchange of the sea and mountain air is known as air bath, and happens daily throughout the year. The characteristics of the location Škofi is exactly the fact that it is situated on the channel of air current from the famous Opatija Slatina. From the north side it is surrounded with high mountains and is therefore protected from the strong northerly winds (gale storms). These characteristics make the stay in the open extremely comfortable even during winter. The summers are hot, and the summer nights are pleasant and refreshing. Autumns are long, warm and are walthy with many fruits from the nature (chestnuts, mushrooms). The winters are mild, Mediterranean with abundance of sun. The springs are rainy but warm.
